Home Information Pack (HIP)

From 14th December 2007, the law states all homes in England and Wales will require a HIP to be commissioned on property before marketing.

John Bishop and Associates are working with a local firm called Ehip who can provide HIP's for our clients.

A HIP will comprise some of the key documents required at start the process buying and selling. These are as follows:

• An index of contents
• An Energy Performance Certificate
• A sale statement (basic information about the sale such as name of seller and property address, whether the home is freehold or leasehold etc)
• Leasehold documents
• Evidence of title

What is an Energy Performance Certificate (EPC)?

The EPC will tell you how energy efficient the home is. It will be rated on a scale of A - G. The most energy efficient home will have an A rating. The EPC will also advise as to the impact the home has on the environment. Better rated homes will have lower Carbon Dioxide emissions.

D - E. Recommendations will also be included in the EPC about how to make the home more energy efficient.
